Terms & Conditions

All and any information on this website is subject to change without notice. We hold no responsibility for any change to local area or local services.  We are not liable for any use or accuracy of information or material on the Internet via weblinks from this site or on any other website.

We reserve the right to reject/cancel bookings if they do not meet our Terms & Polices or the requirements of the property.
When booking our property, all agents agree to our Terms & Policies and to provide us with their client’s information to complete the booking.

Minimum Age Requirements
To book, the client must be 25+ years and be a guest staying at the property.

Payment Method
Our preferred method is through PayPal which gives added protection to both us and the guest. PayPal users can pay for their reservaion by credit card/debit card or with PayPal monies on account. Alternatively, we accept payment by international bank transfer.

Payment Policy
We require 50% deposit upon booking if more than 30 days (60 at Xmas) prior to arrival date. We require full payment within 30 days (60 at Xmas) of arrival date or if stay is less than 7 nights.

Security Deposit Policy
We require a US$1,000 security deposit. This is due 30 days from the commencement of your booking and will be returned up to 10 days after.

Booking Requirements
*Holiday booking requirements: 14 nights minimum, with preferred dates of arrival weekend to weekend for the 7 night stays. If you wish to stay for both holidays 25th and 1st Jan then we require 14 nights minimum. For the Easter holidays we require 7 nights minimum stay.
*Our booking form is to be completed or information provided by email.
*50% or 100% payment: For bookings over 7 nights and more than 30 days (60 days for Xmas/NY) before arrival date we require 50% deposit, with the final payment due 30 days (60 days for Xmas/NY) prior to arrival date. Note
On bookings less than 7 nights or less than 30 days (60 days for Xmas/NY) to arrival date, 100% payment is due upon booking.
*Flight details must be provided 30 days prior to arrival day. Upon receipt of flight details we will be able to advise where you are to collect your property key package.

Revisions
US$100 is charged for every change/revision made to a booking: this is waived if the stay is lengthened. No revisions are permitted with less than 30 days notice.

Cancellations
All cancellations must be made in writing.
*Cancellations made less than 30 days (or 60 days for Christmas and New Year bookings) before arrival date: no refund. However, a refund, less booking costs, will be warranted (at our discretion) if the property is re-rented by a paying guest for the cancelled dates.
*Cancellations made between 30 and 60 days before arrival date: a refund less 50% of the deposit payment made or a refund less 25% of the full payment made.
*Cancellations made more than 60 days from arrival date: a refund of payment made less booking costs (US$100 and credit card fees).
No refunds for late arrivals or early departures.

Damage
The cost of any damage incurred during your stay will be deducted from your security deposit. If the amount exceeds US$1,000 the guest will be invoiced for the difference. All properties are Non Smoking: any smoking in a property will result in a US$1,000 charge.

Liability
We, as property owner, are not liable for any loss, damage or injury incurred.

Rental Restrictions
No pets or parties are permitted without prior written approval. Guest invitees/visitors are not permitted to stay overnight. Exceeding the booking occupancy will incur additional charges. Guests agree to use the property for private purposes and cannot sublet, convey use to another party or use for business purposes.

Arrival Instructions
We must be provided with flight details.
For arrivals between 9am – 3pm on week days: property keys and directions are to be collected at the Cayman Villas office on Owen Roberts Drive, 200m from the main airport terminal.
For arrivals after 3pm, over week-ends or local public holidays: keys and directions are to be collected at AVIS Rent-a-car (airport office).
